How this works honestly. Tentative assessment data from Nassau is typically published each January; we'll alert you within a few days of a meaningful change to your parcel's assessment. Suffolk towns publish annually around January-March. For STAR / senior threshold changes, we alert as soon as NY State publishes the change to tax.ny.gov. We do not yet do real-time monitoring during off-season periods, and we will send at most one email per month unless something materially time-sensitive changes.

What we monitor (and what we don't)

The goal is real signal, not spam. Most homeowners hear from us at most once a quarter unless something materially changes for their parcel.

What we monitor

NY State assessment-roll publications — we re-index annually and detect parcel-level changes
Nassau ARC tentative roll — typically published in early January each year
tax.ny.gov annual values — Basic / Enhanced STAR income limits, senior thresholds, the property tax cap (verified monthly by an automated freshness check)
Grievance deadlines — Nassau ARC deadline (typically end of March), Suffolk Grievance Day (third Tuesday of May)

What we don't monitor

Real-time county-clerk filings — deeds, mortgages, liens. (Use Nassau's LRV or the Suffolk Clerk for those.)
Individual school district board meetings — we summarize annual budget votes but not weekly meeting minutes
Special-district rate changes mid-cycle (fire, library, water, sewer) — we capture these in our annual rate re-index, not in real time
