Type any Long Island address, get the estimated annual property tax, monthly figure, and breakdown by school / town / county. Calibrated to within ~5% for 30 most-trafficked districts.

    Pre-showing prep Plug the listing into the lookup before a showing. You walk in already knowing the tax breakdown — buyers ask, you answer in 5 seconds instead of "I'll find out and get back to you."

    Pricing strategy on listings Use the tax map to see comps' bills next to your listing. If the listing's bill is materially higher than nearby comparables, that's a pricing conversation with the seller before you go to market.

    Post-closing "what to expect" email Send the after-closing projection page to new homeowners 30 days after closing. They appreciate the heads-up before the October Nassau bill or December Suffolk bill arrives. Sets expectations on reassessment shock and STAR registration.

    Is this really free? Yes. Free for buyers, free for agents, free for brokerages. We make money from grievance-firm and mortgage-broker partner placements on the result page — those don't affect the data or the estimate.

    How accurate is the estimate? Within ~5% for the 30 highest-traffic LI school districts (we've calibrated those). ±10–15% for the rest, because some special-district line items (fire, ambulance, library) aren't yet in our rate table. Every estimate page shows the confidence range and what's missing.

    Can I share a parcel link with my client? Yes. Every result page has a permalink you can paste into email or text. Each page also has a Save PDF button for offline use.

    How fresh is the data? Assessment data refreshes annually with the published New York State assessment roll. Tax rates refresh when the county publishes them. The "Last verified" date is shown on every result page.
