Property tax grievance firms in East Hampton

Long Island has dozens of grievance firms. They mostly fall into three groups:

1. Local generalist firms — family-owned, decades of experience with specific town BARs. Best for "I want a phone call from a real person."
2. Volume firms — advertise heavily, file thousands of cases per cycle. They batch-file and rarely customize per-parcel evidence. Often cheapest contingency.
3. Attorneys / tax certiorari specialists — only worth it for high-value properties ($1.5M+) where SCAR or Article 7 proceedings can be cost-effective.

Questions to ask before signing

• Is the fee strictly contingency? (You should pay $0 if there's no reduction.)
• What percent of the first-year savings? (Industry standard: 50%. Some firms charge less.)
• Does the contingency apply to year 1 only, or multiple years? (Multi-year contingency is a red flag.)
• Do they handle the ARC / BAR hearing themselves, or pass it to staff?
• Will they pursue SCAR if the BAR denies the initial reduction?
• What's their success rate for properties similar to yours in this town?

What "filing on your own" looks like

Filing your own grievance is free and often successful. You'll need:

• Form RP-524 (Suffolk towns) or AR1 (Nassau) — one page
• Recent comparable sales (Zillow, Redfin, MLS via your realtor)
• A photo of any defects (deferred maintenance, awkward floor plan, etc.)
